Greenside Opens in November, but Its Restaurants Are on a Later Clock

At 1085 Gessner Road, just north of Interstate 10, MetroNational and Radom Capital have turned an old warehouse site into a 35,000-square-foot center called Greenside. According to the Houston Chronicle's April report, Michael Hsu Office of Architecture designed it around a one-acre lawn, with string lights, trellises covered in plants, outdoor seating, a children's play area, and new walkways connecting Gessner Road to Mathewson Lane. In a September 21 update, the Houston Chronicle reported that the development was expected to open in November.

That month is accurate for the center as a whole. It doesn't describe when each tenant will open. The state construction filings for individual tenants show Greenside filling in over about five months. Fitness, coffee, and wellness tenants come first. Pizzana and Hudson House, the two sit-down restaurants that drew most of the coverage, have build-out schedules that end in 2027. For anyone in Hedwig, Hunters Creek, Spring Valley, or the other Villages, that means Greenside this holiday season is mostly a morning stop. The evening version of the center arrives in spring.

The first open door is a fitness studio

solidcore Memorial, in Suite 260, is the one tenant confirmed open. The company says it opened October 5, 2026, its first West Houston studio, and it has grand-opening events scheduled for November 7. The studio's page also mentions free parking in front of the center, which is the only parking detail any tenant has published so far.

Greenside's own website has a "Now Open" section and a "Coming Soon" section, but neither lists a tenant roster or hours yet. No date has been announced for a center-wide grand opening. For now, the clearest way to tell what is opening when is to read the tenant filings.

Reading the finish-out calendar

Several Greenside tenants have registered their build-outs with the Texas Department of Licensing and Regulation's architectural barriers program, and each of those project records lists a projected start and completion date. A completion date marks the end of construction. Hiring, inspections, and soft openings usually follow it, so the date sets the earliest a tenant could plausibly open, with the real opening coming somewhat later. Here are the Greenside filings, in order of completion:

  1. Swish Dental. Projected completion November 30, 2026.
  2. Merit Coffee, Suite 202. A 1,743-square-foot coffee shop finish-out that began July 1, with projected completion December 1, 2026.
  3. Pizzana, Suite 250, Building 3. A 4,328-square-foot tenant finish-out that began September 16, with projected completion January 16, 2027.
  4. Hudson House, Suite 290. A 6,095-square-foot restaurant finish-out scheduled to start November 19, 2026, with projected completion April 1, 2027. The Chronicle's September story gave April 4. Both dates are projections that can change.

The other tenants have no filing dates on record. In June, the Houston Chronicle reported that Greenside's developers had announced Merit Coffee, Tifa Chocolate & Gelato, Epic Cycles, Swish Dental, and Original ChopShop. The developers said all of them except Original ChopShop were expected to open between fall and the end of the year. MetroNational's announcement that same month put the first tenant openings in the fourth quarter of 2026. In February, Greenside had said Honest Mary's would open in fall 2026. Leemoo Health Bar and Hiatus Day Spa were announced before that, without dates of their own. All of those windows were set early in the year. Expect some to move.

The timeline is easier to see as a table:

Window Tenant What the record shows
Open now solidcore Opened Oct. 5; events Nov. 7
Late November Swish Dental Build-out ends Nov. 30
Early December Merit Coffee Build-out ends Dec. 1
Fall to year-end Tifa, Epic Cycles, Honest Mary's Developer windows from early 2026
No date announced Leemoo, Hiatus Announced without a window
Mid-January 2027 Pizzana Build-out ends Jan. 16
Spring 2027 Hudson House Build-out runs Nov. 19 to Apr. 1

Why the restaurants come last

The timing gap follows from the scale of the restaurant projects. Merit's coffee shop is 1,743 square feet. Pizzana's space is more than twice that size, and Hudson House's is about three and a half times as large, with an estimated cost of $2 million on its state filing. Each restaurant is also its operator's second or third Houston location, so it opens on that operator's schedule and doesn't have to coincide with the center's opening.

As the Chronicle reported in April, Pizzana is a Los Angeles-based brand known for neo-Neapolitan pies. One of its Southern California restaurants holds a Michelin Bib Gourmand. Its first Houston location opened in River Oaks in 2024, and the Memorial City restaurant will be its fourth in Texas. The Chronicle's September story describes Hudson House as a Dallas-based American seafood restaurant, first opened in 2017, with Houston locations in River Oaks and Rice Village. Greenside will be its third in Houston. Both brands have already built a Houston following farther east. Neither one needs a holiday opening, and the filings show neither is aiming for one.

So the November Greenside is mainly a daytime place: a workout, then coffee or gelato, plus a bike shop and a dental office. Merit is a San Antonio company with 14 Texas locations, and Greenside is one of its first Houston-area stores, after West University and the Heights. Tifa's 1,100-square-foot shop will be the chain's second in the Houston area. When MetroNational first announced its tenants, it called the center a wellness-focused development, and that side of the plan is the one opening first.

The tenant with a different address

Original ChopShop is on the Greenside tenant lists, and the Chronicle describes it as opening inside an office building that is part of the development. Its own address is separate: 10100 Katy Freeway, Suite 180, at the base of MetroNational's six-story office tower at Gessner Road and Old Katy Road, near Kirby Ice House. QSR Magazine reported a July 22 opening and posted hours of 7 a.m. to 9 p.m. Monday through Saturday and 7 a.m. to 8 p.m. on Sunday. It is the brand's fourth Houston shop. Anyone searching a map for it under 1085 Gessner won't find it. It is on Old Katy Road, and it was scheduled to open months before the lawn.

That difference matters for errands and rides. Greenside's planned walkways run between Gessner and Mathewson Lane, and the center sits north of I-10. The lawn, play area, and walkways are drawn in the renderings. They haven't been publicly confirmed as open. Until they are, assume visits begin from the Gessner side, where the solidcore parking is.

The holiday calendar still runs through familiar places

Because the lawn is new and the restaurants are months away, this season's gatherings near the Villages are still at venues with a track record. CITYCENTRE lists Holiday in the Plaza for Saturday, November 28, from noon to 4 p.m., with Santa and reindeer, free professional photos, holiday performances, and an SPCA donation drive. The event's detail page says "Saturday, November 27," but November 27 falls on a Friday this year, and the main CITYCENTRE events listing shows November 28.

Bunker Hill Village's 10th annual Twinkle Light Parade is on December 17, from 6 to 8:30 p.m. The route starts at Frostwood Elementary and is scheduled to reach Memorial Drive Presbyterian Church by 7 p.m. for a community celebration. Expect rolling road closures along the route. CITYCENTRE also lists Noon Year's Eve on December 31, from 11 a.m. to 2 p.m., with a live band, face painting, and balloon artists.

Between those dates, Greenside will be filling in tenant by tenant. If the filings hold, the lawn will have a coffee shop by early December, a pizza restaurant around mid-January, and a seafood dining room once Hudson House finishes its build-out in the spring.

For owners and investors nearby, the order in which tenants open at a new retail center says something about how its developers expect it to be used, and here that order is visible in public state records.
