Through sister company Fort Bend Real Estate Corporation, for many years Kelly represented a large environmental engineering company with locating and expanding their global headquarters in Stafford, Texas.
When one of the lead engineers spun off with the creation of his own firm, he called Kelly to represent him in finding the right office space. Kelly helped her client find a small light-filled and open space that would offer flexibility for expansion and a pleasant working environment. However, after experiencing exponential growth, her client called her again soon after with an urgent requirement for more space.
Kelly went above-and-beyond, working with the firm’s existing landlord to negotiate the right for her client to terminate their lease early while allowing ample time to identify and move into an alternative office. Meanwhile, she found a beautiful first-floor Class A office suite that was being marketed for sublease. Kelly approached the landlord to suggest a creative win-win-win scenario, whereby her client could secure favorable rental terms and rates while extending the lease term to benefit the landlord and allow early lease termination for the existing tenant.
